What is a Visual Lead Inspection?

A visual lead inspection is a non-invasive review of the home to identify deteriorated paint or visible lead hazard both internally and externally.

  • No paint testing or lab sampling required 
  • Focuses on peeling, chipping, or damaged paint 
  • Required for homes built before 1978 
  • Must pass to meet Detroit DPA program requirements 

 The goal: Ensure the home is safe from visible lead risks before closing.

Who Can Perform the Inspection?

The inspection must be completed by a properly certified professional:

  • ✔️ State of Michigan certified lead inspector/risk assessor 
  • ✔️ Must meet applicable state requirements for lead inspection 
  • ⚠️ HUD certification alone is not sufficient in Michigan 

 Always verify credentials before scheduling.

Best Timing for the Inspection

Timing matters to avoid delays and failed deals:
Recommended Timing:

  • After offer acceptance
  • During the inspection period

Avoid:

  • Waiting until appraisal or underwriting
  • Scheduling too close to closing 

Early inspections give time to fix issues if needed.

“Buyer intends to use Detroit Down Payment Assistance (DPA), which requires a passing visual lead inspection.”
 This ensures all parties are aligned from the start.

What Causes a Failed Inspection?

  • Damaged doors, railings, or porches
  • Bare soil near the foundation (potential contamination risk)
