City acts to reduce winter property tax bills to residents who have a Principal Residence Exemption (PRE)
- Winter property tax bills sent to homes with a Principal Residence Exemption (PRE) were incorrect because they did not reflect the exemption from the recent voter-approved School Operating Millage.
- 107,566 winter property tax bills have been corrected and will be mailed next week

The City of Detroit’s Office of Treasury is sending corrected 2024 Winter Tax Bills to homes that have a Principal Residence Exemption (PRE) after the recent voter-approved 1.3968 School Operating Millage was applied to their bills in error. PRE homes are exempt from the school operating levy. This will reduce the Winter Tax bill for all PRE properties.
According to City records, 107,566 homes are affected and will receive a correct reduced tax bills starting next week. The corrected 2024 Winter Tax Bill will be yellow and should be used as a replacement to the bill received in early December (in blue). For those homeowners who have already paid their winter property tax bill, a refund will be sent for any overpayment within 30 days.
Winter tax payments are due by January 15, 2025.
The corrected tax bill amounts have already been updated across all digital payment channels, including DivDat Kiosks.
“The City’s Treasury department identified this programming error on Tuesday and was able to correct it across all payment channels within 48 hours; system and process updates have been made to prevent this error in the future. I apologize for any inconvenience this might have caused homeowners,” said Nikhil Patel, Deputy CFO, Treasurer.
Residents can also view corrected property tax balances on the City’s website, www.detroitmi.gov/payproptax or through a DivDat Kiosk. Taxpayers are highly encouraged to pay their property tax bills electronically as that is the most efficient and effective payment method
