Ribbon cutting celebrates new Affordable Senior Housing at Minock Park Place in Grandmont Rosedale

  • New mixed-use development brings 42 affordable senior apartments, commercial space and new neighborhood investment to Grand River corridor

 

Mayor Mary Sheffield, developers, community partners and neighborhood residents today celebrated a new chapter of investment on Grand River Avenue with the completion of Minock Park Place, a mixed-use development bringing affordable senior housing and commercial space to Detroit’s Grandmont Rosedale neighborhood. The ribbon cutting marked a milestone for senior housing, corridor revitalization and continued neighborhood growth.

Located on Grand River Avenue at the site of a former long-vacant IHOP restaurant, Minock Park Place brings 42 new affordable apartments for seniors age 55 and older, along with 5,400 square feet of commercial space designed to support neighborhood-serving retail and small business activity along one of northwest Detroit’s key corridors.

The development includes 36 one-bedroom apartments and six two-bedroom apartments for low- to moderate-income seniors, along with 2,500 square feet of shared outdoor space for residents.

“Minock Park Place reflects the kind of neighborhood investment Detroit residents deserve,” said Mayor Mary Sheffield. “This project turns a long-vacant site into affordable homes for seniors, new commercial space and new opportunity along the Grand River corridor. It is about making sure Detroit’s growth includes the people and neighborhoods that have always been the heart of this city.”

Developed by Cinnaire Solutions in partnership with the Grandmont Rosedale Development Corporation, Minock Park Place is part of broader efforts to strengthen Grandmont Rosedale through affordable housing, commercial corridor investment and resident-centered neighborhood revitalization. The project was supported by the Strategic Neighborhood Fund, a citywide initiative launched by the City of Detroit and Invest Detroit to guide investment in parks, streetscapes, commercial corridors and housing in Detroit neighborhoods.

It provides quality affordable homes for seniors while bringing new activity, new possibilities and new investment to Grand River.”

Minock Park Place is the first affordable senior housing community in Grandmont Rosedale and represents a significant investment in housing choice for longtime residents who want to remain connected to the neighborhood.

City leaders said the project also reflects Detroit’s ongoing commitment to ensuring that neighborhood growth includes housing that remains accessible to residents at a range of incomes.

“Affordable housing is about more than building units. It is about creating stability, opportunity and long-term neighborhood strength,” said Julie Schneider, director of the City of Detroit’s Housing and Revitalization Department. “Minock Park Place brings much-needed senior housing to Grandmont Rosedale while helping activate a key commercial corridor. This is the kind of thoughtful, place-based development that supports both residents and the surrounding community.”

The project also advances the goals of the Strategic Neighborhood Fund, which has supported neighborhood framework plans and targeted investments across 10 Detroit neighborhoods since its launch in 2016. In Grandmont Rosedale, Huntington Bank serves as the corporate partner supporting SNF’s work to strengthen the neighborhood through investments in housing, commercial corridors, public spaces and other resident-informed priorities. The fund focuses on leveraging public, philanthropic and private investment in four key areas: parks, streetscapes, commercial corridors and single-family housing, with plans guided by resident input.

“MSHDA is proud to support developments that combine affordable housing, neighborhood revitalization and long-term community stability,” said Amy Hovey, executive director of the Michigan State Housing Development Authority. “Minock Park Place expands housing options for seniors while contributing to the continued momentum in Grandmont Rosedale.”
