On Thursday, November 19, 2020, the Detroit City Planning Commission will hold two public hearings to consider proposed changes to the zoning and Master Plan for the Eastern Market area. Please scroll down for viewing instructions.


 

Eastern Market Proposed Master Plan Change

At 6:00pm, the request of the Planning & Development Department to amend the Detroit Master Plan of Policies in the Neighborhood Cluster 4, Middle East Central area will be considered. The proposed amendment is to change the Future General Land Use designation from CN (Neighborhood Commercial), IDP (Distribution/Port Industrial), IL (Light Industrial), MRC (Mixed - Residential/Commercial), & RLM (Low-Medium Density Residential) to MRI (Mixed - Residential/Industrial).

The change is being requested to accommodate new mixed-use development, food-related production facilities and housing opportunities in Eastern Market and the Greater Eastern Market area to implement the Eastern Market Neighborhood Framework and Stormwater Management Network Plan.

At 6:30 pm, the request of the Planning & Development Department and the Eastern Market Partnership to amend the text of the Zoning Ordinance by eliminating the SD3 (Special Development, Technology & Research) District and creating the MKT (Market & Distribution) District. This new district will set building height limits, define screening and setback requirements, provide for site plan review processes, and set forth provision to implement the Eastern Market Neighborhood Framework.

In addition, the request of the Planning & Development Department and the Eastern Market Partnership to rezone portions of the Eastern Market and Greater Eastern Market area from R2 (Two-Family Residential), R3 (Low Density Residential), B4 (General Business), B6 (General Services), M3 (General Industrial), and M4 (Intensive Industrial) to SD2 (Special Development, Mixed-Use) and MKT (Market and Distribution).
