Why is testing necessary?

Testing is conducted to verify that the fill material used after demolition meets the environmental standards required by the City before the property is sold.

Why isn’t this property available yet?

The City’s Construction & Demolition Department is completing additional fill testing on this property before it can be made available for sale. This testing helps confirm the property meets the City’s environmental and safety standards.

What does this mean for the sale of the property?

Until testing is completed and the property is cleared for sale, the lot cannot be made available through the Detroit Land Bank Authority. This process helps ensure the property is safe and ready for future use.

What if I have a purchase agreement for a property on the testing list?

Each property and each purchase agreement is different and we will work with you as best we can.

What about the properties not on the list for testing?

Properties that are in a series with or border a site listed for testing may be held back from sale pending the laboratory results as testing may be required on bordering sites even though they are currently not on the testing list.

When will a property be cleared for sale?

Unfortunately, there is no time frame that can be provided. 

What can residents do in the meantime?

Although the property is not currently available, the Detroit Land Bank Authority can record your interest in the lot, and contact you when the lot becomes available.

What happens next?

If the property passes testing and is approved for sale, DLBA will be able to notify residents who previously expressed interest.
